TROUBLESHOOTING AND REPAIRING OF VRF SYSTEMS

VRF TROUBLESHOOTING:

Most of the VRF system has self trouble analysis function, and when system in error status, the outdoor unit or indoor unit can display the error code. The difficults is that the same error can be cause of diffirent reasons and here VRF repairing should be as per desision of HVAC technician. Somitimes the system does not showing any error, but VRF not working properly. Here It requirs some special equipment and tools to reqtify the problem.


Tipical problems with VRF system
  • The complex nature of VRF systems can result in many different problems. Electronic equipment, electrical, electronic and control component failures.
  • Controls component failures can be exacerbated by vibration from fans & compressors, exposure to excessive temperatures and poor quality power supplies.
  • The most common ‘serious’ problem for a VRF system is a compressor failure. Compressor failures are generally classified: as electrical - compressor motor failure and as mechanical compressor failure. The most common cause of an electrical (or compressor motor) failure is from the systems oil becoming acidic.
  • Acidic oil - The oil can become acidic due to undiagnosed leaks, poor installation / workmanship & previous compressor failures). The acidic oil eats away the electrical insulation on the motor and causes an electrical ‘short’.
  • Refrigeration system blockage - The most common cause of a mechanical (compressor) failure is a lack of oil, usually caused by sludge and blocked strainers and oil-ways within the machine.

If VRF repairs, such as a compressor or other refrigeration component replacement is required or remedial work such as relocation of an indoor unit is required; all of the measures relating to a new installation will be required – there are no shortcuts without consequences.

There are several areas we see as possible contributors to early failure: Obsolescence of VRF system

Some of the earlier VRF systems introduced 10-15 years ago are now effectively obsolete, with parts being increasingly expensive and difficult to source. Where parts are unavailable or expensive and the system is reliant on R22 refrigerant, the point of no return is quickly reached, leaving the only viable option for the building owner to replace the system.

Poor installation of VRF system

Refrigerant leaks, improper evacuation, poor or no pressure testing and the lack of nitrogen purging during pipework welding can all result in premature failure of the systems.

It is very difficult to determine if refrigerant levels are correct by simply connecting refrigerant pressure gauges, due to the widely varying operational states that can exist as the indoor units all behave independently. Where a loss of refrigerant has been detected, the only sure way to re-charge the system with the correct volume of refrigerant is to decant all of the refrigerant out of the system and replace it with a known (weighed) quantity. Time and cost pressures often mitigate against this practice.

VRF systems are complex and requiring very high standards of design, installation and maintenance. Professional vrf maintenance companies may be more expensive than typical service providers, but these costs fade into insignificance compared with the costs attached to premature system failure.

VRF COMISSIONING


PRESSURE TEST
For all VRF sytem commissioning for pressure test we will following this algoritm:
  • first achive pressure for 150 PSIG and held for 3 minutes;
  • second, increase pressure for 325 PSIG and hold for 5 minuts;
  • Third, if no leaks detected, increase pressure to 550 PSIG and hold for 24 hours.
VACUUMING OF SYTEM
A triple evacuation of all piping should be performed to eliminate moisture in the system. For VRF sytem commissioning the vacuuming of system as per following algoritm:
  • Vacuum the system to 4000 microns, hold 15 min., break vacuum with nitrogen to a pressure 5 PSI for 5 minuts
  • Vacuum the system to 1500 microns and hold for 20 minutes.
  • Vacuum the system to not more then 500 microns and hold for 1 hour.
Why is a triple evacuation so important instead of a deep vacuum? The reason lies in the relationship between pressure and temperature with water. When the first vacuum is pulled, some of the moisture in the lines boils and evaporates. However, once it reaches a certain pressure the water will actually freeze and leave small ice crystals in the system. This is why a single deep vacuum is insufficient.
